Your Property

You are a property manager/ landlord trying to get your place rented or you an individual looking to buy your first investment rental property. When owning a rental property let’s face it, tenants are difficult to manage or hard to find – that’s where Smooth Water Properties can assist you.

The Partnership

We partner with you to make sure the property is actively making income and being taken care of like a 5-Star Resort. We will contract a partnership with you that best suits your needs. You can turn over the care and duties to us and still make a great profit.

Our Model

We list your property on various platforms and use a strict pre-screening process to book guests. We then have several security systems in place for the stay and use multiple insurance policies that protect your property thoroughly for every guest that walks through our doors. No matter how long the guest is staying, we will professionally clean the place as soon as our guests depart and keep the property in “ready to sell” condition.

Your Profit

Depending on the partnership we set up, you will receive a profit of income that benefits you financially without the hassle of long-term tenants. You never have to speak to a single guest that comes through your property - your only point of contact is us! Smooth Water Properties cares about creating a long-term relationship with you so that we can continue to rent your property to our guests and you profit stress free.

 
 

PROS AND CONS

We are about being upfront and honest with our partners. Below you’ll find the “pros and cons” of this model to determine if our partnership is the right relationship for you.

 

PROS

  • Cleanliness

    • We have a team of COVID trained cleaners, and will professionally clean the place as soon our guests depart.

    • We also can set up monthly pest control, landscaping, and any other necessary services to keep your place looking pristine.

  • Repairs

    • We will pay for upgrades that we see necessary to help your place attract luxury short-term guests (paint, energy-efficient thermostats, hardware/appliances, etc). Your place will be better because of us!

    • If there is a new issue (ie: clogged toilet, cracked window, etc) that was not existing when we took over the lease, we will pay for it.

    • Any -pre-existing or maintenance (roof, plumbing, AC, etc) will be handled by the owner.

  • We pre-screen all of our guests

    • We have very strict no parties, no pets, no smoking, and no excessive noise/guests/cleaning rules for all of our guests. Because of this, we are happy to say that we attract the best guests!

    • For any guests that do not follow these rules, we will remove them immediately. We can install a security cameras and noise sensors at the property to help identify any of these issues, as well as provide other long-term tenants our direct numbers to deal with these issues if they come up to make sure you don’t have to.

    • We have 24/7 virtual assistants to monitor these notifications and enforce these rules as well.

  • Liability

    • As the owner of the property, you take no liability. Our agreement states that Smooth Water Properties takes full liability if there is any damage, theft, or injury/death on the property.

    • We set up multiple insurance policies to have several layers of protection so your property is thoroughly covered, and depending on the platform there will be coverage of up to $1,000,000. We have hosted over 300+ guests, and are proud to say that we only had to file 1 minimal claims (one was for a broken chair and chipped tile).

  • Communication

    • You will never have to worry about getting in contact with us. Unlike a troublesome long-term tenant who may ignore your calls, Smoother Water Properties cares about creating a long-term relationship with you so that we can continue to rent your property to our guests.

    • You never have to speak to a single guest that comes through your property. Your only necessary point of contact is Smooth Water Properties staff.

  • Payments

    • Under no circumstance will you ever have to worry about late rent. We are a business and absolutely want to ensure a smooth process for your property.

 

CONS

  • Risk

    • Let's talk worst-case scenario. A guest comes in and burns your house down, or completely trashes it. This can happen with even a long-term tenant. That's a risk you take by renting your place out. But once again, we are fully covered by multiple layers of insurance policies. If a guest destroys your place, you are covered.

    • Say you end up not wanting to continue to do business with us. We are simply on a 1-year lease or specified time period management contract and will be out of your hair in a much simpler fashion compared to a normal tenant that you aren’t fond of. We will also make sure to be leaving your unit in exceptional condition at the end of the lease/contract.
